Mountpark secures 9-year lease for Chartres 2

Mountpark has secured a 9-year lease agreement for a logistics property at Mountpark Chartres in France.

FM Logistic, a third-party logistics operator, has assumed operational management of the 35,583 sq m Mountpark Chartres 2 facility this month, on behalf of an undisclosed customer.

Situated in Illiers-Combray & Blandainville, Mountpark Chartres 2 is the first property to be completed at the three-unit logistics park which is ideally located fronting the A11 motorway, providing excellent distribution capabilities across France. The site sits strategically 100km from Paris at the gates of both the Atlantic Corridor and the principal north/south logistics corridor, known locally as the ‘Dorsale’.

Nicholas Jordan, Development Director for Mountpark in France, comments: “We are delighted to be starting 2025 with the operational launch of Chartres 2. The size and specification of this facility enables FM Logistic to deliver critical business ecosystems to our customer – prioritising operational excellence, brand integrity and a sustainable future.”

Mountpark Chartres 2 is certified BREEAM Excellent, rated EPC A and has BiodiverCity status. A photovoltaic plant on the property’s roof delivers onsite green energy production. With an annual production capacity of 1.6 MW, the energy will be shared between the property and the national grid. The occupier will draw on up to 30% of the production, saving approximately 500 kW per year, while the remaining 70% will be sold back to the grid, equivalent to the annual consumption of around 131 households. Additionally, 20% of the car parking spaces at Chartres 2 are equipped with EV charging stations to support sustainable transport.

Advanced occupier discussions are currently underway for Mountpark Chartres 1. Mountpark Chartres 3 is fully permitted and offers the flexibility to deliver between 40,000-112,600 sq m of logistics space within 12-15 months.

The lease for Mountpark Chartres 2 was brokered by Cushman & Wakefield on behalf of the occupier. JLL and CBRE represented Mountpark.
