Las Vegas epitomizes the uncommon: a triumph of imagination that flourishes in the face of its own improbability.
As the populations of New York and Los Angeles dwindle, Las Vegas leads the nation in growth, attracting a new generation of young families, artists, business leaders, and trend-setters. Nearly 115 people a day who could choose to move anywhere, choose to move to Las Vegas, where a community focused on wellness, wholeness, and creativity pulsates in an expanse of seemingly limitless possibility.
UnCommons epitomizes this new Las Vegas: A gorgeously conceived 35-acre next-generation mixed-use campus of sophisticated design, curated retail, luxury residential, and Class A trophy office space. UnCommons emerged from the desert a little more than a year ago as a hub for adventurers, creators, and innovators.
And everyone – from Fortune 100 companies to of-the-moment Italian sandwich shops – has taken notice.

Focused on the Human Connection
Strategically located at the intersection of Durango and I-215, UnCommons sits between the vibrant Summerlin and Henderson communities and at the epicenter of the entirety of the Las Vegas Valley. The unparalleled convenience and proximity to all of Las Vegas inspired Matter Real Estate Group to spend the better part of two years assembling eight connecting parcels of land from seven private owners. This painstaking approach has resulted in the creation of a uniquely advantaged campus that is unlike anything else in the area.
With a sun-kissed California-inspired design by Duncan Paterson of Gensler, UnCommons has married urban walkability with a visually stunning and engaging environment that fosters a sense of community and joy.
Nodding to the wends of the “U” and lowercase “n” in “UnCommons,” a playful motif flirts its way throughout artful Jules Wilson-designed luxury residential property, Vestra, inspiring moments of serendipity. Step out onto Vestra’s outdoor lounge and encounter friends diving into the luxury pool. Turn the corner and discover a hidden nook in the co-working space for a quiet respite. Follow the sound of live music and find yourself in The Quad, a sustainably landscaped outdoor gathering place where something special is always happening.

A New Kind of Attraction for A New Las Vegas
UnCommons is composed of new residents, new patrons, and people new to going back to the office. Designed specifically for this post-pandemic, future-focused demographic, UnCommons features a “super block” of amenity spaces that both inspire and instigate connection, community, and belonging.
The results are energizing: The most robust commercial leasing activity ever recorded in Las Vegas history. Discerning new neighbors adding vibrancy (and cute dogs) to the campus by the day. World-renowned restaurants. Destination retail. Community events that spark meaningful interactions. The rest of the world may be sitting at home on their laptops, but at UnCommons, human connectivity is alive.
Mornings begin with creativity and ambition as people pour out of Blue Bottle Coffee or SunLife Organics and into the offices of Deloitte, Ernst & Young, Morgan Stanley, and other blue-chip companies. Afternoons buzz with conversation and laughter from trendsetting restaurants such as Urth Caffe and the obsessed-about Florence sandwich shop All’Antico Vinaio.
As the sun sets, a decidedly un-Las Vegas Strip nightlife kicks into gear, featuring such beloved gems as Stix Asia, which has chosen UnCommons as the first continental foray for its Michelin-recognized Honolulu Asian food hall.

Wellness & Biophilic Design
For centuries, people have taken to the warmth and glow of the desert for healing and wellness. UnCommons builds on this ancient reverence for the desert with a biophilic design that focuses on health and our connection with nature.
Earning a distinction in air, water, nourishment, light, movement, thermal comfort, sound, materials, mind, and community, UnCommons’ office buildings received Nevada’s first WELL certifications by the International WELL Building Institute (IWBI). This prestigious distinction is a testament to UnCommons’ commitment to enhancing the health and well-being of the people who work and play there.
A sense of wellness extends throughout the property, with Vestra’s indoor-outdoor integration creating an oasis-like retreat within a John Lautner-inspired mid-century design. Trendsetting restaurants and cafes that follow the good food movement, health and fitness studios, a pedestrian trail, thought-provoking public art, and a color palette inspired by the desert are woven together for a holistic experience of well-being.

Celebrating Art & Nevada’s UnCommon Culture
One of the joys of building is the freedom to envision something in its entirety. The look of it, the feel of it, the language of it. When the creative humans behind this new campus thought about what it means to be UnCommon, they realized that what separates the magical from the mundane is the people who inspire us.
Early on, UnCommons developed naming conventions, public art, and wayfinding design to connect people to one another in communal spaces that celebrate UnCommon forebearers. Streets are named for civic leaders who went unrecognized, such as Helen Toland, Clark County’s first African American female school principal, and Ruby Duncan, a longtime activist for welfare rights for low-income Las Vegas residents. Murals feature the eclectic works of local artists, such as Eric Vozzola and ’80s-inspired Cerissa Lopez. Famous and less-famous quotes and messages are hidden throughout the campus, waiting to inspire at just the right moment.
For some involved in the project, five massive mixed-media pieces by London-based Kasseus define the UnCommons: the grandeur of it, the audacity of it, the humanity, the future-focused and adventurous beauty of it.
Commanding the lobby of Vestra, “Nicole IV,” a 92” x 60” piece, explores the effects of AI and the challenges and benefits that it will bring to our world. Set as an interplay between a female astronaut and an empirical red dot representing AI, the work challenges us to think about our role as stewards of this world and creators of what comes next.
The provocative works are a far cry from the unnoticeable, inoffensive art that is meant to add a splash of color and nothing more to traditional common spaces. But these aren’t traditional common spaces. This is something different. Something luxurious, alluring, nourishing, and complete. This is a new Las Vegas. And it’s UnCommon.
